Marketing for Property Management Companies
Property Management Marketing
That Wins Doors, Not Just Tenants.
Filling a vacancy keeps a door earning. Signing a new owner adds one. We build search that brings rental owners and HOA boards to you, with a fee page that answers the first question they ask and reviews that hold up when they check.

Where Property Management Marketing Misfires
Most Management Sites Talk to Renters and Forget the Owners.
A management company has two customers. Renters fill units, but owners decide how many units you manage. Most sites are built around the vacancy list and leave the owner, the customer who pays the fee, to figure things out alone.
The homepage is a rental search box.
Listings belong on the site, but an owner who lands on a wall of apartments has no idea what you charge, what you handle, or how you report. They leave to find a firm that tells them.
Your fees are hidden behind “contact us.”
Thousands of owners search what property managers charge every month. Reddit, software companies and directories hold much of that page one. A plain fee page from a real firm is one of the few ways to get into that conversation.
Your reviews come from upset tenants.
Tenants review far more often than owners, and usually after a dispute. An owner checking your profile sees maintenance complaints and no owner voices, unless you ask owners for reviews on purpose.
Each property is marketed like a separate business.
Google does not allow Business Profiles for rental units or vacant apartments, only for staffed leasing or sales offices. Firms that create profiles for each house risk suspensions instead of rankings.
HOA management is buried on a services page.
Community association boards search for association managers, not rental help, and in some states they need a separately licensed manager. One line on a services page will not reach a board doing a formal search.
Leasing leads and owner leads are counted together.
A rental inquiry and a 12 door owner inquiry land in the same inbox. Without separate tracking, the company cannot see what it costs to add a door, which is the number that drives growth.
What We Do
Property Management Marketing for Owners and Boards
Six disciplines, aimed first at the owners and associations that grow your door count.
How Property Management Search Works
What Makes Property Management Marketing Different
Management companies answer to state license law, federal fair housing rules and Google listing policies that treat a rental unit very differently from an office. These are the specifics we plan around.
SERP
Local Firms Can Win the Fee Searches
For “how much do property managers charge,” our October 2026 pull of the top 10 put Reddit first, followed by a directory, software and data companies, and 4 pages from local management firms. Owners get their price answers from firms like yours when a firm bothers to write the page.
Licensing
Most States Treat Management as Brokerage
In most states, managing rentals for others requires a real estate broker’s license, or an agent working under one. A few states offer narrower rental management licenses, and a handful, such as Idaho, Maine, Massachusetts and Vermont, have no general license requirement. Your license status belongs on the site, because owners and AI tools look for it.
HOA
Association Management Has Its Own Licenses
Some states license community association managers separately. Florida, for example, requires a CAM license for paid managers of associations with more than 10 units or a budget over $100,000. Pages that target HOA boards should state the license that applies in your state.
Business Profiles
Leasing Offices Qualify. Vacant Units Do Not.
Google’s eligibility rules list rental or for-sale properties, such as vacation homes, model homes and vacant apartments, as ineligible for a Business Profile, while staffed sales or leasing offices are eligible. An apartment community with an on-site office can have a profile. A portfolio of scattered houses cannot list each one.
Google Ads
Vacancy Ads and Owner Ads Follow Different Rules
Google’s 2020 housing ad update restricts targeting for housing sale and rental ads, which cannot target by age, gender, parental status, marital status or ZIP code. Its examples list property management services as possibly outside that restriction. Owner acquisition and vacancy campaigns should be built and reviewed separately.
Fair Housing
Listing Copy Must Describe the Unit, Not the Renter
The Fair Housing Act bars rental ads that indicate a preference based on race, color, religion, sex, disability, familial status or national origin, and HUD’s rules apply to management companies as well as publishers. Phrases like “perfect for singles” or “no kids” in listing copy are a legal risk, not a style choice.
Owner and Renter Search Demand
What Owners, Boards and Renters Search
National monthly searches and keyword difficulty. Owner searches are the smaller numbers, but each one can add doors under management, while renter searches fill units you already manage.

How We Work
How a Property Management Engagement Runs
- 01
Set the target: doors, property types and cities
We start with the owners you want more of, by property type and city, and whether HOA work is part of the plan. Then we check who holds the map pack and page one for each service area.
- 02
Fix profiles and the owner review gap
A Business Profile for each staffed office, consistent company data everywhere, license details on the site, and a steady way to ask satisfied owners for reviews so tenant complaints are not the whole story.
- 03
Publish the owner and fee pages
City pages for owners, a fee page that explains what each charge covers, and HOA pages where you hold the right license. Paid search covers owner demand while the pages rank.
- 04
Report on cost per door added
Owner leads, signed management agreements and doors added, each tied to the channel that produced them, kept separate from leasing leads so growth spend is measured on its own.

Common Questions
Property Managers, Answered
Property management marketing covers two jobs: filling vacancies and winning new owners. At Brown Bear the focus is the second, through owner focused SEO pages for each city, fee and service pages, Business Profiles for staffed offices, paid search aimed at owners, owner reviews and tracking that shows what each new door costs to win.
Usually, yes. Owners search what property managers charge thousands of times a month, and in our October 2026 pull, local management firms held 4 of the top 10 results for that search. A page that lists your management fee, leasing fee and any other charges, and explains what each covers, answers the question before a competitor does.
Not for the units themselves. Google lists rental and for-sale properties, including vacant apartments, as ineligible for a Business Profile. A staffed leasing or sales office is eligible, so an apartment community with an on-site office can have one. For a scattered portfolio, the profile belongs to your management office.
They apply to rental listing ads. Google restricts targeting for housing sale and rental ads, which cannot use age, gender, parental status, marital status or ZIP code targeting, and its own examples suggest ads for property management services may not be restricted. We keep owner campaigns and vacancy campaigns separate so each follows the right rules.
Ask at the moments owners are happiest: a unit filled fast, a clean annual statement, a renewal at a higher rent. Tenant reviews will always outnumber owner reviews, so a steady, honest ask to owners is what keeps your profile representative. Never offer anything in exchange for a review.
Not as clients. Our client work has centered on plastic surgery and medical practices, where local search, reviews and multi-location listings drive new business. Those foundations carry over directly to management companies, and we will show you what your service areas look like in search before you commit to anything.
