Marketing for Real Estate Brokerages

The Real Estate Marketing Agency
For Brokerages Selling to Two Markets.

A brokerage markets to homeowners and to agents at the same time, and the second audience decides whether the first one ever gets served. We build one search program that wins listings for the brand and gives recruits a reason to pick your office.

Where Brokerage Marketing Breaks

Most Brokerage Sites Are a Listing Feed With a Logo on Top.

The typical brokerage site was built to display IDX listings, then asked to recruit agents, rank offices and support a hundred agent pages on the side. It does none of those jobs well.

Your listing pages are the same as every competitor’s.

IDX syndicates the same homes to every brokerage site in the MLS. Thousands of near identical listing pages give Google nothing to prefer, and they bury the office, market and agent pages that could rank.

Recruiting lives in a PDF and a Facebook post.

Agents researching where to hang their license read Reddit threads, trade press and brokerage career pages. A firm with no real careers page, no split or fee explanation and no agent stories is absent from that research.

The office and the agents compete for the same reviews.

When agents and the office share one address and one listing, Google and AI tools struggle to tell who did the work. The brokerage profile gets diluted and the agents never build their own.

A hundred agents are writing their own ads.

The sponsoring broker usually answers for agent advertising under state license law. Without templates and a review step, every agent run campaign is a fair housing and license rule risk with your name on it.

Each office runs its own site.

Brokerages that grew by acquisition often keep a separate domain for each office or legacy brand. Authority is split across them, and a merge done without a redirect plan can wipe out years of rankings.

Nobody can say where a closed deal came from.

Company generated leads, agent sphere, portal referrals and recruits all land in different tools. Without one view, the broker cannot tell whether marketing spend wins listings, keeps agents, or both.

What We Do

Brokerage Marketing for Listings and Recruiting

Six disciplines, planned for a firm that has to win homeowners and agents with the same brand.

SEO

Office and Market Pages That Rank Above the Feed

Office location pages, market reports and agent directory pages that carry original copy, with the IDX feed set up so it supports the site instead of drowning it.

  • Location pages for every office
  • Monthly market reports by city or county
  • Agent directory pages with real bios
  • IDX indexing rules that protect crawl budget

AI Search

A Brand AI Can Describe Correctly

When an agent asks ChatGPT which local brokerages to consider, or a seller asks which firm lists the most homes in town, the answer comes from what the web says about you. We make that consistent and specific.

  • Office profiles separated from agent profiles
  • Consistent brand and office data across directories
  • Trade press and association listings
  • Monitoring of AI answers for your brand

Paid Search

Separate Budgets for Listings and Recruits

Seller and home value campaigns for the brand, recruiting campaigns aimed at licensed agents and new licensees, and both built inside Google’s housing ad restrictions.

  • Brand and seller lead campaigns
  • Recruiting campaigns for licensed agents
  • Housing policy compliant targeting
  • Lead routing to agents by area

Content

Content That Recruits as Well as It Sells

Market commentary from your managing brokers, plus the career content agents look for: how your splits or fees work, what training and support look like, and stories from agents who joined.

  • Careers pages that explain the model
  • Agent profiles and join stories
  • Market reports quoted by local press
  • Compliant ad templates for agents

Web Design

One Platform for the Brand and the Agents

A single site that carries the brand, every office and every agent, with planned redirects when you consolidate legacy domains or bring in a new office.

  • Brand, office and agent page architecture
  • Domain consolidation with a redirect map
  • Broker license details shown on every page
  • Fast listing search on mobile

CRO

Leads Routed to the Right Agent Fast

Seller, buyer and recruit forms that ask the right first question, route to the right office or recruiter, and report back so you can see response time and outcome.

  • Seller and home value forms by office
  • Recruit inquiry forms for your careers page
  • Speed to lead reporting by agent
  • Closed deal attribution by source

How Brokerage Search Works

What Makes Brokerage Marketing Different

A brokerage carries the rules of every agent under its license plus a market for agents that individual agents never face. These are the specifics we plan a brokerage engagement around.

Recruiting

The Career Searches Are Winnable

For “best real estate brokerage to work for,” the October 2026 top 10 included Reddit, HousingWire, two licensing schools, HAR.com, YouTube and Facebook, and brokerage sites held 3 spots: one franchise office and two pages from a single independent brokerage. A brokerage page can reach that list. Most firms never publish one that tries.

Agent Supply

You Are Recruiting From a Smaller Pool

NAR membership peaked near 1.60 million in October 2022 and stood near 1.44 million in mid 2026, by NAR’s own member counts. Fewer active agents means brokerages compete harder for each productive one, and the firm with a clear, findable recruiting story has the edge.

MLS Policy

Sellers Now Have Listing Options

NAR’s Multiple Listing Options for Sellers policy, announced March 25, 2025, added office exclusive and delayed marketing listings alongside Clear Cooperation, with MLSs given until September 30, 2025 to adopt it. Delayed marketing keeps a listing off IDX feeds and portals for a period set by the local MLS. Your site has to explain your firm’s policy to sellers.

Supervision

The Broker Answers for Agent Ads

State license rules usually put the sponsoring broker on the hook for agent advertising. Texas is a clear example: TREC requires the broker’s name in each ad at no less than half the size of the largest agent contact details, and both broker and agent can be disciplined for a violation. At brokerage scale, that calls for templates and review, not reminders.

Google Ads

Housing Rules Apply to Brand Campaigns Too

Google lists real estate agents and brokers among US housing advertisers, which cannot target by gender, age, parental status, marital status or ZIP code. Fair Housing Act liability also reaches the person who places a discriminatory ad, not just the publisher, so the brokerage’s own campaigns and its agents’ campaigns both need review.

Profiles

Offices and Agents Need Separate Identities

Google’s practitioner rules let eligible agents keep their own Business Profiles, while the brokerage keeps a separate profile for each office. Kept apart, the office earns reviews for the brand and the agents earn their own. Merged, AI tools and Google see one blurry entity at the address.

Why shared addresses hide businesses from AI

Homeowner and Agent Search Demand

The Searches a Brokerage Can Win

National monthly searches and keyword difficulty for consumer and recruiting queries. The recruiting terms are small, but each searcher is a licensed agent deciding where to work.

How We Work

How a Brokerage Engagement Runs

  1. 01

Audit the brand, offices and agents as one system

We map every domain, office profile, agent page and IDX setup you have, then check who holds the map pack and page one for your offices and for the recruiting searches in your markets.

  2. 02

Untangle the profiles and consolidate the domains

Separate office and agent profiles where Google allows, one consistent brand record across directories, and a redirect plan before any legacy domain is retired.

  3. 03

Build the market and careers content

Office pages, monthly market reports from your managing brokers and a careers section that explains your model plainly. Paid campaigns cover seller and recruit demand while the pages rank.

  4. 04

Report on listings, recruits and retention

Seller leads, listings taken, recruit inquiries and agents signed, each tied to the source that produced it, so the broker can see what marketing does for both sides of the business.

Common Questions

Real Estate Brokerages, Answered

For a brokerage, a real estate marketing agency builds search visibility for the brand and every office, recruits agents through career content and campaigns, keeps agent advertising consistent with license and fair housing rules, and reports on which channels produce listings and new agents. At Brown Bear that runs across SEO, AI search, paid search and the site itself.

Both can work, and most brokerages benefit from strong agent pages on the main site. They add original content the IDX feed cannot, keep the brand consistent, and let the broker check compliance. Agents who want their own domain can still link to their brokerage page and carry the required broker details.

Rarely on their own. Every brokerage in the MLS can display the same listings, so the pages are close to duplicates across sites. They are useful for visitors, but rankings usually come from office pages, market reports, neighborhood content and agent pages that only your firm can write.

Write the pages agents look for when they compare firms: how your splits or fees work, what training and leads you provide, who the managing brokers are, and what agents who joined say about it. In our October 2026 check of the best brokerage to work for search, brokerage sites held 3 of the top 10 next to Reddit and trade press, so a firm page that answers the question can get there.

A merger can keep most of its search value if every old URL redirects to the closest new page, office profiles are updated rather than deleted, and the change is rolled out in a planned order. Done carelessly, it can wipe out rankings built over years. We plan the redirect map before anything goes live.

Not as clients yet. Our client work has centered on plastic surgery and medical practices, including multi-location groups with many providers under one brand, which is a close match for the office and agent structure of a brokerage. We will show you what your markets look like in search before you decide anything.
