New Home & Development Marketing

The Home Builder Marketing Agency
That Sells Communities, Not Just Brands.

A master planned community, a 40 unit condo building and a run of quick move-in homes are three different sales problems. We build search programs around the community, the phase and the home that has to close this quarter.

Where Builder Marketing Breaks

Most Builders Market the Logo. Buyers Shop the Community.

A new home buyer starts with a town, a price and a commute, then narrows to a community, then to a floor plan, then to a lot. A website organized around the company instead of that path hands the buyer to a listing portal.

The portals own your inventory in search.

When a buyer searches for new construction in your city, the listing sites often rank with your own homes on them. Every inquiry that starts on a portal is a lead you share, pay for, or lose to the builder in the next listing.

Sold out communities turn into dead pages.

A community closes out, its page gets deleted, and every link and ranking it earned disappears with it. The next community in the same town starts from zero instead of inheriting that authority.

Quick move-in homes sit while ads chase the brand.

Spec inventory carries real holding costs, yet most builder campaigns spend on the company name and broad “new homes” terms. Ready now homes need their own pages, feeds and budget so they move before the next price cut.

Agents and direct buyers get the same message.

Many builders sell through cooperating agents, and those agents want commission terms, registration rules and availability. Direct buyers want floor plans, schools and incentives. One generic contact form serves neither.

Interactive site maps that search engines cannot read.

Lot maps, home finders and virtual tours are often built entirely in JavaScript. Buyers love them, but crawlers and AI tools can miss the plans, prices and availability locked inside, so none of it helps you rank.

Leads are counted, sales are not.

A buying cycle can run from first visit to closing over months, through a sales center visit, a deposit and a build. If reporting stops at form fills, nobody knows which campaigns actually sold homes.

What We Do

Home Builder Marketing, From Land Release to Closeout

Six disciplines, planned around the communities, phases and inventory you need to sell next.

SEO

Community Pages That Outrank the Portals

A durable page for every community, town and product type, with floor plans, pricing ranges, schools and HOA details buyers check before they ever call.

  • Community, city and product type architecture
  • Floor plan and quick move-in home pages
  • Closeout pages that keep their rankings
  • Business Profiles for each staffed sales office

AI Search

Named When Buyers Ask AI Where to Live

Buyers now ask ChatGPT and Google’s AI answers which communities fit a budget, a school district or a commute. We make your communities easy for those answers to describe accurately.

  • Plain text facts on price, size, schools and amenities
  • Consistent community data across your site and listing feeds
  • Third-party coverage AI tools read: local press and reviews
  • Tracking of AI referrals by community

Paid Search

Campaigns by Community and Phase

Separate budgets for grand openings, active phases, quick move-in homes and closeouts, built inside Google’s housing ad rules from day one.

  • Housing ad policy compliant targeting
  • Radius targeting around each community
  • Quick move-in inventory campaigns
  • Grand opening and VIP list campaigns

Content

Relocation and Buying Guides That Rank

Guides on the towns, school districts and commutes around your communities, plus clear explainers on building new: timelines, incentives, lot premiums and what is included.

  • Town and neighborhood guides
  • New construction buying process explainers
  • Included features and upgrade pages
  • Incentive and financing pages reviewed by your team

Web Design

A Site Built Around the Buyer’s Shortlist

Search by town, price, bedrooms and move-in date, with plans and availability rendered as real text a search engine can read, not just inside an interactive map.

  • Home finder with crawlable results
  • Lot maps that degrade to readable lists
  • Fast, image heavy pages that still load quickly
  • An agent section with co-op and registration terms

CRO

More Appointments at the Sales Center

Tour booking, VIP interest lists and agent registration built as separate paths, so each lead lands with the right person and the right next step.

  • Self-scheduled model and sales center tours
  • Interest lists for upcoming phases
  • Agent registration that protects the co-op
  • Lead to contract reporting by community

How New Home Search Works

What Makes Builder and Developer Marketing Different

Housing is one of the most regulated categories in advertising, and the search results are crowded with portals. These are the rules and realities we plan every builder campaign around.

Fair Housing

Every Ad Falls Under the Fair Housing Act

The Fair Housing Act makes it unlawful to publish any housing ad that indicates a preference based on race, color, religion, sex, disability, familial status or national origin. That reaches lifestyle photography, community descriptions and ad copy, so we describe the home, the amenities and the location rather than the kind of person who should live there.

Google Ads

No Targeting by Age, Gender or ZIP Code

Since October 19, 2020, Google has barred housing advertisers targeting the US and Canada from targeting or excluding audiences by gender, age, parental status, marital status or ZIP code. Builder campaigns have to reach buyers through search intent and radius targeting instead of the demographic shortcuts many generic playbooks still assume.

Google’s housing, employment and credit ad policy

55+ Communities

Age Restricted Marketing Needs the 80% Test

Under the Housing for Older Persons Act, a community can market itself as 55 and older only if it is intended and operated for that age group, at least 80% of occupied units have at least one resident 55 or older, and it publishes and follows policies showing that intent. Your marketing claims and your occupancy surveys have to agree.

Local Listings

Model Homes Cannot Get a Business Profile

Google’s eligibility rules list model homes and for-sale properties as ineligible for a Business Profile, while a staffed sales or leasing office can be verified. So the map pack strategy runs through real sales offices with posted hours, and each community page has to rank on its own for searches the map pack will not cover.

Google Business Profile eligibility rules

Agents

Co-Op Terms Moved Off the MLS

Under the practice changes from the NAR settlement, offers of buyer agent compensation could no longer appear on Realtor association MLSs as of August 17, 2024, and buyers now sign written agreements with their agents. A builder that pays cooperating agents has to communicate that somewhere else, and a clear agent page on its own site is the obvious place.

AI Search

Home Search Is Moving Into Chat

Zillow launched an app inside ChatGPT on October 6, 2025, letting US users search listings in conversation, and at launch it said new construction listings were still being integrated. Buyers are learning to shop homes by asking, so builders need community facts that AI tools can find and repeat on the builder’s own site, not only in a portal feed.

Buyer Search Demand

The Searches New Home Buyers Run

National monthly searches and keyword difficulty for the queries a builder can build community and inventory pages around. Lower difficulty means a builder page can realistically break in.

How We Work

How a Builder Engagement Runs

  1. 01

Rank the pipeline by what has to sell

We start with your communities, phases and standing inventory, then look at who holds page one for each town and product type. A closeout with ten homes left and a land release next spring need very different plans.

  2. 02

Fix the site structure before adding pages

Permanent URLs for every community, plans and availability as readable text, closeout pages that redirect their authority forward, and Business Profiles only for staffed sales offices. This is the foundation every later campaign leans on.

  3. 03

    Launch community and inventory campaigns

Community pages and town guides for organic search, paid campaigns for grand openings and quick move-in homes, and an agent page with clear co-op terms. Paid covers new communities while their pages earn rankings.

  4. 04

Report on tours, contracts and closings

Tours booked, deposits and contracts tracked back to the campaign and community that started them. You see what each sale cost to win and where the next dollar should go.

Common Questions

Real Estate Developers, Answered

A home builder marketing agency gets buyers to your communities and sales centers. At Brown Bear that means SEO for community, plan and inventory pages, paid search built inside housing ad rules, AI search work so ChatGPT and Google’s AI answers describe your communities accurately, and conversion work so tours and agent registrations reach the right salesperson.

Not by demographics. Google bars housing advertisers in the US and Canada from targeting or excluding by age, gender, parental status, marital status or ZIP code, and the Fair Housing Act prohibits ads that indicate a preference based on familial status and other protected classes. A qualified 55+ community can market its age restriction. Everyone else reaches buyers through search intent, location and the features of the homes.

Keep it or redirect it, never just delete it. A sold out community page has earned links and rankings for its town. We either keep it live as a closeout page that points buyers to your nearest active community, or redirect it with a permanent 301 to that community, so the authority carries forward.

No. Google’s guidelines list model homes and for-sale properties as ineligible. A sales office with staff and posted hours can be verified, even when it sits inside a model. We set up profiles only for those staffed offices and let community pages carry the rest of local search.

No. This page is for builders and developers selling their own homes, lots or units. Agent and brokerage marketing is a different business with different searches, and we do not target it here.

Not as a named client. Our client work has centered on medical practices, mostly plastic surgery, where we run SEO, AI search and paid search in a tightly regulated category. Builder marketing shares much of that work, local search, compliance aware advertising and pages built to convert, but we will not claim a track record we do not have. We will show you an audit of your communities in your market before you sign anything.
