Plumbing SEO: What 21 Google Results Pages Show About Who Gets the Plumbing Call

When a pipe bursts at 2 AM and someone searches "plumber" plus their city, the first result is often not a plumber. We pulled the top 10 Google results for 21 plumbing searches across 10 US metros, and a Reddit thread held #1 for "plumber [city]" in 4 of the 10 cities. Roto-Rooter showed up on 13 of 18 local page ones. Yelp showed up on all 18. Most plumbing SEO guides skip all three. This is Brown Bear's guide to plumbing SEO, built around who you are actually up against.

It draws on that October 2026 Semrush pull and on what Bryan Passanisi, founder of Brown Bear Digital, has seen working on local and AI search visibility. Brown Bear has not run a plumbing client, so the plumbing findings here come from the data, not from a case file.

Plumbing SEO here covers the classic work, like the map pack, service pages and reviews, and the newer layer of AI Overviews and chatbot answers. It covers the 2 AM emergency call and the planned job, like a water heater swap or a sewer line, because Google treats them as different searches with different winners.

If you own an independent shop with five trucks, you want to know why Roto-Rooter or a private equity backed brand keeps landing above you. If you run a drain and sewer shop, you want the jobs worth the most to find you first. And if you run plumbing and HVAC under one roof, you need to know where plumbing breaks from the heating and cooling playbook.

By the end, you'll know which searches to chase first and which to leave alone. You'll know how to build emergency, water heater and drain pages that match what Google rewards, how to handle Reddit, Yelp and Thumbtack, what this work costs, and how to judge an agency's pitch. The longer payoff is a phone that rings for the jobs you want, not just the ones nobody else took.

The guide runs in four parts: who holds page one, the page and profile work, reviews and AI search, and the business side of cost, timing and hiring. Start with what plumbing SEO should produce.

What Plumbing SEO Is, and What It Should Produce

Plumbing SEO is the work of getting a plumbing company found, and then called, by people who search Google, Google Maps and AI tools for a plumber, an emergency repair or a specific job like drain cleaning or a water heater replacement in their area. It covers the map pack, the organic results and the AI answers above both. The goal is booked jobs, not traffic.

Plumbing has a wider spread of job values than most trades. A clogged sink and a sewer line replacement both start with a search, but one is a short visit and the other is a big ticket. Some searches are urgent too: the person with water on the floor calls whoever answers first. Plumbing SEO means choosing which of those searches you want, then building the page, listing and reviews that win each one. The map below shows which searches are open.

The Plumbing Page-One Map: Who Holds Google's Top 10 for Plumbing Searches

Across 18 local plumbing searches in 10 metros, independent plumbers held 37% of the top 10 results. Directories and lead sites like Yelp, Thumbtack and Angi held 29%. Roto-Rooter, national franchises and private equity backed companies held 19%, and Reddit, Facebook and other community sites held 13%. That 19% punched above its weight. Those companies took 16 of the 54 top-three spots and 7 of the 18 #1 spots. Independents won 5 #1 spots, and Reddit won 5.

Here is how we got those numbers. On October 22, 2026, we pulled the top 10 organic results from Semrush for "plumber" plus the city in Phoenix, Dallas, Houston, Atlanta, Tampa, Denver, Chicago, Minneapolis, Charlotte and Las Vegas. We added "emergency plumber" in three of those metros, "water heater replacement" in three and "drain cleaning" in two. Then we added two cost searches and one do-it-yourself search. Every result went into one of six groups: independent plumber; Roto-Rooter, franchise or private equity backed company; directory or lead site; Reddit and other community sites; retailer or product brand; and everything else. We counted a company as a franchise or private equity backed only when a public source said so, such as Wrench Group, the Leonard Green backed owner of Baker Brothers Plumbing, Berkeys and Abacus Plumbing. Roto-Rooter is owned by Chemed, a public company, and we counted it in the same group as a national brand. The map pack, Local Services Ads and regular ads are not counted.

We call the result the Plumbing Page-One Map:

Do it yourselfhow to unclog a drainA contractor's 400-word page held #1.A plumber can win DIY searches by being useful first.

The biggest difference from our other home services data is the service pages. In our roofing SEO study, 83 of 114 contractor results were homepages, and only 5 of 57 contractor results in repair and replacement searches pointed at a repair or replacement page. In plumbing, 32 of the 50 contractor results in emergency, water heater and drain searches pointed at a page for that service. Water heater searches went 15 of 18, and drain cleaning went 12 of 13. Google has real service pages to choose from in plumbing, and it uses them. Emergency searches are the exception, and they get their own section below.

The head term still behaves like the other trades. In "plumber [city]," 28 of the 49 contractor results were homepages. That is the search where your map pack listing and your reviews do most of the work.

Reddit Holds #1 for "Plumber [City]" More Often Than Any Plumbing Company

A Reddit thread appeared on 9 of the 10 "plumber [city]" page ones we pulled, sat in the top three in 8 and held #1 in 4: Denver, Houston, Atlanta and Chicago. No single plumbing company held #1 for the head term in more than two cities. A thread also held #1 for "water heater replacement phoenix."

What the threads say is worth reading, because the people posting in them are your customers. We read four of the threads that rank, and three themes kept coming up:

  • Price shock. In the Denver thread, which held #1 for "plumber denver," replies called a quoted price "wild" and mentioned paying about $200 an hour elsewhere. The top-scored reply came from an apartment maintenance worker offering to do the job for less.
  • Pricing people can follow. In the Chicago thread, which held #1 for "plumber chicago," homeowners complained about a plumber who rounded up billed time. They praised plumbers who broke the job down so the customer understood what they paid for, and plumbers who used flat-rate pricing.
  • Warnings about named companies. In Denver and Phoenix, replies warned readers away from companies that also rank on page one. A thread can undercut your own result on the same page.

The threads are also easy to game, which cuts both ways. In the Houston thread, which held #1 for "plumber houston," many of the 98 replies we could retrieve had been removed, and several of the rest read like businesses answering their own recommendations. Moderators and regulars spot that fast, and a callout can rank for as long as the thread does.

Four practical moves:

  1. Search Reddit for your city plus "plumber," "water heater" and "drain," and read what people say about you and your competitors.
  2. Explain your pricing on your site in plain words: how you charge, what a trip or diagnostic fee covers, and what a typical job costs in your market. That answers the question these threads keep asking.
  3. Never post fake recommendations or reply to a thread pretending to be a customer.
  4. Ask customers who felt the price was fair to mention you by name when a neighbor asks for a plumber.

Roto-Rooter, Franchises and Private Equity on Your Page One

Roto-Rooter appeared on 13 of the 18 local page ones and held #1 for "plumber phoenix," "plumber tampa" and "drain cleaning charlotte." Add the franchise brands, Mr. Rooter, Benjamin Franklin Plumbing and Zoom Drain, plus the private equity backed companies, and that group showed up in 17 of 18 local searches.

The private equity side is concentrated. Wrench Group brands held #1 for "plumber dallas," "emergency plumber houston" and "water heater replacement dallas." Goettl, backed by Cortec Group, held #1 for "emergency plumber las vegas." In Dallas, two Wrench brands, Baker Brothers Plumbing and Berkeys, held the top two spots for both "plumber dallas" and "water heater replacement dallas."

These brands rank with a structure you can copy: every one of Roto-Rooter's 13 results was a city page or a city service page, never its homepage. Its result for "plumber chicago" was its own "best plumber in Chicago" page, at #6. A national brand writing the city's best-plumber list is the same move we saw from roofers.

So the plan depends on what you are. If you're an independent shop, don't fight Roto-Rooter's city page head-on for "plumber" in the core city. Win the map pack in the neighborhoods closest to your shop, and build the service pages in the lanes below, where independents still held 34% to 40% of results. If you own a franchise territory, your brand's national site may already rank for the city. Your job is the profile, the reviews and the pages for the suburbs in your territory, inside your franchisor's rules. If you run plumbing alongside heating and cooling, the same buyers show up in both trades, which our HVAC SEO study covers from the heating and cooling side.

Picture an independent shop in Mesa with six trucks, stuck on page two for "plumber phoenix," while Roto-Rooter holds #1, a Reddit thread #3 and a Wrench Group brand #6. The owner has been told to "build authority" for two years. The map says to change targets: a page for "water heater replacement Mesa," a drain and sewer page for the East Valley, and a true after-hours page if the shop really answers at night. Each one faces a different set of results, and "water heater replacement phoenix" carries a Semrush difficulty of 15, against 34 for "plumber phoenix."

Emergency Searches Are Where Plumbing Pages Are Missing

Emergency searches are the one plumbing lane that behaves like roofing. In the three "emergency plumber [city]" searches, only 5 of 19 contractor results pointed at a page about emergency or 24-hour service. 8 were homepages, and the rest were general plumbing pages. These searches pay well, too. Semrush puts the average cost per click for "emergency plumber las vegas" at about $72 and "emergency plumber houston" at about $46. Nationally, "emergency plumber near me" draws about 135,000 searches a month.

The emergency results also lean toward the big brands. Roto-Rooter, franchises and private equity backed companies held 4 of the 9 top-three spots and 2 of the 3 #1 spots.

An emergency page only works if it is true. If nobody answers at 11 PM, the page just sends the caller to the next number. A real emergency page states:

  • The hours a person answers the phone, and the hours a truck goes out
  • How fast you usually arrive in each part of your service area
  • After-hours and weekend pricing, or how you quote it
  • What to do while you wait, such as how to shut off the main water valve
  • The phone number, visible without scrolling, as a click-to-call link

If you don't run nights, don't build the page. Own same-day service instead, and say so on your profile and your service pages. Burst pipes also lead to water damage work. If you take that on, keep it on its own pages, the way water damage restoration companies do, so it doesn't compete with your plumbing pages.

Water Heater and Drain Searches Reward Real Service Pages

Water heater and drain searches work differently. In the three water heater replacement searches, 15 of 18 contractor results pointed at a water heater page, and only 3 were homepages. In the two drain cleaning searches, 12 of 13 pointed at a drain page, and none were homepages. These searches also pulled mostly different companies from the plumber results in the same city. In Phoenix, Denver, Tampa and Charlotte, only 3 domains on each service page one also ranked for "plumber" in that city. Dallas was the exception, where the two Wrench brands led both.

That opens a door for focused shops. Companies built around one service ranked on their own: a drain company held #2 for "drain cleaning tampa," and water heater companies held #3 for "water heater replacement phoenix" and #7 in Dallas.

It also sets the bar for your own pages. Each water heater page should answer what homeowners compare quotes on:

  • Tank and tankless options, gas and electric, and the brands you install
  • What the price includes, such as hauling away the old unit, permits and code updates
  • A price range or how you quote, and how soon you can install
  • Warranty terms on the unit and on your labor
  • The phone number and booking button, visible without scrolling

Drain and sewer pages follow the same rule: camera inspection, hydro jetting, main line clogs and sewer line repair or replacement, each with what you check first and how you price it. "sewer line repair" alone draws about 90,500 searches a month nationally. City pages work the same way. Write one only for a place you actually serve, with something true about it, like the age of the homes, the pipe materials you find there or the hard water. A page that swaps the city name into the same 600 words is the kind of page Google filters out.

Picture a two-truck drain specialist in Charlotte. Its homepage says "full-service plumbing," and it ranks nowhere for "drain cleaning charlotte," where Roto-Rooter, a Redwood Services backed shop, Mr. Rooter and Zoom Drain hold the top four. It builds one page for drain cleaning in Charlotte: camera inspections with real video stills, jetting, tree roots in older neighborhoods, a price range and reviews that name the job. That page now competes on the same terms as the four ahead of it.

Yelp, Thumbtack and the Lead Sites on Your Page One

Yelp appeared on all 18 local page ones and sat in the top three in 7. Thumbtack appeared on 12 and never made the top three. Angi showed up on 6, the BBB on 4 and Craigslist on 4. A homeowner who clicks one of those still picks a plumber from the list, so the job is to be the obvious pick there too: complete profiles, real photos and reviews that name the work.

Two results are worth a closer look. For "plumber dallas," a site called Emergency Plumbing On Call held #4. Its footer describes it as a free service that connects homeowners with local contractors, so the call goes to whichever plumber is on the other end. And a 2004 D Magazine list of the best plumbers in Dallas held #3, more than 20 years after it ran. Page one for a big city can be held by pages nobody has touched in years.

License lookups rank too. Chicago's list of licensed plumbing contractors held #3 for "plumber chicago," and a Minneapolis list of licensed outdoor plumbers held #9 for "plumber minneapolis." In Denver, a Utah state page about applying for a residential plumber license ranked #10 for "plumber denver." Homeowners check licenses, so show your license number, the issuing authority and your insurance on every service page.

Google Business Profile for a Service-Area Plumber

The Business Profile drives the map pack, which sits above every organic result we counted. Google's guidelines for representing your business use a plumber as their example: if you run the business from home, clear the address from the profile. A service-area business should keep one profile for its central office with a designated service area. A mailbox or virtual office doesn't qualify, and the business name can't carry extra words, so "Smith Plumbing" can't become "Smith Plumbing 24 Hour Drain Cleaning Houston."

The guidelines also say a service area shouldn't reach farther than about 2 hours of driving from where the business is based. Inside that, you have room to work: the right primary category, every service you offer, photos of real jobs and trucks, and hours that match when someone actually answers. In Bryan's AI visibility audits, odd variations in a business's name, address or phone number across listings are the most common actual error he finds, and the easiest to fix. For plumbers, that list includes Yelp, Thumbtack, Angi, the BBB and any franchise or manufacturer locator you appear in.

Here the answer depends on how many real offices you have. If you run one shop, you get one profile, and growth comes from the service area, reviews and pages. If you have staffed offices in several towns, each can have its own profile, city page and review flow. Don't create profiles for towns where you have no office: the guidelines allow a profile only where you actually operate. The same setup applies to any business with more than one real location.

Many plumbing searches also show Local Services Ads above the map pack. Google's Local Services Ads page lists plumbers among the eligible home services, says Google verifies the business's registration and identity, and says you pay only when a potential customer gets in touch. They are a paid channel, not SEO, and a shop that runs both should track which one each booked job came from. That work sits with paid search management.

Reviews That Name the Job and the Price

Google's explanation of how local results are ranked names relevance, distance and prominence, and says more reviews and positive ratings can help your local ranking. Homeowners read reviews before they let a stranger into the house. And the Reddit threads above are reviews too, just unstructured ones.

The threads point at what to ask for. In the ones we read, the praise went to plumbers who explained what the customer was paying for, showed up within hours on an emergency and cleaned up after themselves.

So build a system, not a campaign. Ask by text when the job is done, with a direct link. Ask customers to mention the job, such as "water heater replacement" or "sewer camera inspection," and whether the price matched the quote, because a review that names the job and the price is proof for the next homeowner searching for one. Reply to every review, including the bad ones, in a calm sentence or two.

Cost and DIY Searches Plumbers Can Still Win

Cost searches are big, and local plumbers barely show up in them. "water heater replacement cost" draws about 27,100 searches a month. Home Depot's installation cost page held #1, a Reddit thread #2 and a contractor's Facebook video #3. "sewer line replacement cost," about 2,900 searches, had a Reddit thread at #1. Across both, 8 of 19 results were plumber pages, and some were written for one region, such as Southern California or Florida. Semrush also lists an AI Overview on the sewer line search.

A plain cost page from the company that does the work can compete here. Give real ranges for your market, explain what moves the price, such as tank or tankless, gas or electric, permit and code work, or the length and depth of a sewer line, and say how you quote.

The do-it-yourself search surprised us. "how to unclog a drain" draws about 5,400 searches a month with a Semrush difficulty of 8. The #1 result was a roughly 400-word page from Ragsdale Heating, Air, Plumbing & Electrical, an Atlanta-area contractor, on three wrong ways to clear a clogged drain. It beat Reddit, Home Depot and a stack of home remedy blogs.

The lesson isn't that every plumber needs a DIY library. It's that a short, useful page from a licensed contractor can rank for the questions homeowners ask before they call. Write the few that lead to your best jobs: when a slow drain means a main line problem, how to tell a water heater is failing, what a sewer camera inspection finds. End each one by saying plainly when it's time to call.

Picture a plumber in Tampa who publishes "What a Water Heater Replacement Costs in Tampa": a range for a standard tank, a range for tankless, what permits add and how to get a written quote. No national retailer or Reddit thread can write that page, and it gives every homeowner comparing quotes a reason to call first.

Technical SEO for Plumbing Websites

Most plumbing sites don't need a technical overhaul. They need a fast mobile page, a click-to-call number that works with one thumb, and a structure Google can follow from the homepage to every service and city page. Check that each service page is linked from the menu, that booking forms work on a phone, and that photo galleries don't slow the page down.

Schema markup gets oversold. Bryan's view is that it is worth having but rarely the lever that moves rankings or AI visibility. Crawlable pages with clear, well-structured answers matter more, and Brown Bear strips large amounts of JavaScript off the sites it works on for that reason.

AI answers already sit on part of this market. Semrush lists an AI Overview on "sewer line replacement cost" and "how to unclog a drain," though not on "plumbing seo" itself. And homeowners can now ask ChatGPT or Google's AI Mode who to call for a slab leak or a tankless install. AI tools lean on the same signals local search does: consistent business details, reviews, and pages that answer specific questions clearly.

The bigger surprise for most owners is how much third-party sites shape what AI says. Directories, review sites, Reddit threads and city license lists held a large share of page one in our data, and those are the kinds of sources AI answers draw on. We cover which sources AI tools cite for a local business in more depth for medical practices, and the logic carries over. For a smaller plumbing company, the starting point is to get your business facts straight everywhere first: one name, one phone number, one license number and one clear list of services.

What Plumbing SEO Costs and How Long It Takes

Agency price guides published in 2026 mostly put plumbing SEO at about $1,000 to $5,000 a month, with more for big metros and several locations. Compare that with paid search. Semrush puts the average cost per click for "plumber denver" at about $86, "plumber phoenix" at about $74 and "emergency plumber las vegas" at about $72. A handful of clicks a day at those prices adds up fast. SEO costs less per lead over time, but it is slower to start.

The data adds a fork on timing. If your targets are water heater, drain, sewer and emergency pages in the suburbs you serve, you face a different and often smaller set of competitors than the head term, and those pages can bring calls within a season or two. If you're chasing "plumber" in a big metro where Roto-Rooter, a private equity backed brand and a Reddit thread hold the top three, plan on a year or more, and use Google Ads or Local Services Ads to cover the gap.

The way we look at any retainer is to translate it into jobs. A $2,000 monthly program over 12 months is $24,000. If a water heater replacement brings in $1,200 of gross profit, 20 installs over the year cover it. A drain call that brings in $150 of gross profit would take 160. That is why the service mix matters more than the traffic number. Run your own numbers below.

How to Choose a Plumbing SEO Agency

All 10 of the top results for "plumbing seo" in our pull were agency or software vendor pages, one of them an agency's LinkedIn page. You won't struggle to find someone to sell you this service. A good plumbing SEO agency can show you who holds page one for your services in your towns, and tell you which searches it won't chase. A weak one sends a keyword list and a traffic chart.

Before you sign, ask for four things:

  1. A page-one review of your top five services in your main towns, showing which results are plumbers, national brands, directories and Reddit threads.
  2. A Business Profile plan that follows Google's service-area rules, with no fake offices.
  3. Reporting on calls and booked jobs by service, not just rankings and traffic.
  4. An emergency page plan that matches the hours you actually answer the phone.

If a proposal treats a drain specialist in Charlotte the same way it treats a full-service shop in Phoenix, that is your answer. Our guide covers questions to ask before you hire any SEO agency.

Get More Plumbing Calls With Brown Bear's Plumbing SEO

Plumbing SEO pays off when you pick the right fights: the water heater, drain, sewer, emergency and cost pages where a plumber can win page one, rather than the head term that Reddit, Yelp and Roto-Rooter already crowd. Brown Bear builds that map first, then does the profile, page, review and AI search work that follows from it. If you want to see where your shop stands, take a look at our plumbing marketing services.
